Flip Secrets is not a lender. Funding decisions are made by independent lenders.

Different starting points. Same wall.

Your experience changes. The capital constraint stays.

01 / Get started

Never done
a deal.

You’ve done the research. You’re waiting for the money to make the first move.

02 / Get back in

Did a deal.
Stepped away.

You know it can work. Now you need a way back in that doesn’t start from scratch.

03 / Get a process

A handful done.
Still guessing.

You want to know why a deal works—and repeat it with a process you can explain.

04 / Get past the cap

Doing volume.
Stuck at it.

Your deal flow is working. Your capital stack is what keeps the next deal waiting.

The part a lender list doesn’t solve

A lender funds a deal.
And the person behind it.

Four hundred lender names won’t fix a proposal that doesn’t hold up. Getting into the conversation is one step. Being ready for it is the next. That is fundability. Two filters: the deal, and you.

01 / The deal

Do the numbers hold up?

  • Comps and an after-repair value you can defend
  • A clear scope of work and contractor bids
  • Carrying costs and an exit strategy in writing

02 / You

Can you carry the project?

  • Explain the deal and how the lender gets repaid
  • Know who does the work—and who backs them up
  • Have a plan if the timeline or market changes

Then get into
the right room.

Some funding relationships start with a conversation, not a directory. Show up with a deal you can explain and a plan you can defend. That is where the method, the coaching, and the community come together.

The people make the difference

You don’t have to
figure it out alone.

Investors. Lenders. Contractors. People on their first deal and people well past it. A community you can bring your next question, decision, or opportunity to.

Before you book

The questions
people actually ask.

Get clear on the program, the connections, and what happens next.

Do you lend me the money?

No. We are not a lender and we do not fund deals. We teach you how to structure funding, how to make a deal fundable, and we put you in a room where lenders and gap funders are. Every lending decision is theirs, not ours.

I’ve already done deals. Is this too basic?

It depends on what is holding you back. If deal flow is working and your own capital is the constraint, funding structure may be the next thing to work on. Start with the Black Book, or talk with the team about your experience.

How do lender connections work?

Members use the lender directory and community conversations to start discussions about their projects. Every lender makes their own decisions. A connection is not a commitment to fund, and every member is responsible for their own due diligence.

What happens on a call?

We talk about your experience, what you are working toward, and whether this is a fit. Booking opens a live scheduler. A conversation is not an approval for funding or a promise of results.

Where do I access the program?

The masterclass is on Kajabi. Discord is where the community lives. The program also includes weekday group coaching and individual accountability coaching for your first six weeks.

Do I need good credit?

Requirements vary by lender and funding structure. The program covers preparing your deal and understanding lender criteria. Good credit alone does not guarantee funding.

Your next step

Let’s find out
if this fits.

Bring your experience, your market, and the thing that’s holding you back. We’ll talk through the program and you can ask us whatever you want.

If it isn’t a fit, one of us will say so. That is a completely fine outcome.
